NP3 Fastigheter acquires properties for SEK 108 million
NP3 Fastigheter AB ("NP3") has, through six transactions, acquired seven properties primarily intended for industrial purposes at a property value of SEK 108 million, before market-based deduction for deferred tax of SEK 3 million. In addition, a retail property has been divested at a property value of SEK 72 million, without deduction for deferred tax.
The acquired properties are located in Karlstad, Gävle, Örnsköldsvik, and Eskilstuna. The total lettable area amounts to 11,800 square meters, with a total land area of 46,000 square meters. The annual rental value amounts to SEK 9.6 million, and the properties have an average occupancy rate of 99 percent. The average remaining lease term for existing lease agreements amounts to 3.5 years. All properties have been accessed except for one property in Gävle, which will be accessed during of the second quarter of 2026.
The divested retail property is located in Haparanda. The property has a lettable area of 8,100 square meters and a rental value of SEK 8.2 million and an occupancy rate of 77 percent. The property will be vacated during the first quarter of 2026.
